Job Title: Building Services Manager
Job Status: Full-time, year-round (CORE)
Job Summary:
Copper Building Maintenance provides outstanding maintenance services for all Copper owned and managed properties, including outside request for services.
Departments overseen by Manager: Building Maintenance (Mechanical Maintenance, Purchasing and Dispatch), Dept.# 1145; Facilities Maintenance, Dept.# 1157; and  Condo Maintenance (Condo technicians, Carpentry and Painters), Dept.# 1163.
Essential Duties include:
- Maintaining a high level of interaction, ensure communication and team play that occurs between the leaders of the building maintenance team and internal strategic partners including: managed and owned business managers, 3rd party management companies, Copper businesses, food & beverage, accounting, front desk, athletic club & spa, rental owner services, housekeeping and security.
- Lead, monitor, coach, support and correct other members of the building maintenance team at various times to ensure all staff are encouraged to follow our Core Values, work safely, are well presented and remain focused on customer service.
- Financial management of building maintenance operations. Specifically: Proactive expense/revenue management; strategic labor management; production of accurate billings for all internal and external customers and displaying an ability to manage to the volumes while not negatively impacting the owner, internal customer or guest experience nor the service levels they receive; producing and analyzing P&Ls, budgets, reforecasts, capital, contribution reports, labor stats, reports; billings (for individual owners, internal customers and HOAs); work orders and owner rental statements.
- Displaying strong negotiation and conflict resolution skills to turn challenges into opportunities while finding creative and mutually beneficial solutions to issues pertaining to the building maintenance operation.
- Maintaining a focus, together with other Copper leaders, on strategically growing our association and maintenance management businesses through providing consistently outstanding services to ensure that the building maintenance team is set up for success and can accommodate such growth.
- Having a clear understanding of all contracts and agreements under which the Lodging Division is obligated to operate.
- Overseeing effective purchasing (with a focus on economies of scale) and inventory management and safe use of all tools, equipment, vehicles, materials and supplies required by the building maintenance operation.
- Implementing and maintaining a structured processes and protocols for all building maintenance activities and communicating these to staff, strategic partners, owners, associations and vendors as required.
- Ensuring the professional conduct of the staff and excellent customer service delivery (day and night) of the building maintenance team through promoting a "front of house" mentality among all staff members.
- Oversee several operating systems, being a knowledgeable leader and system administrator for such systems.
- Coordinate Powdr Purchasing Cards reporting
- Annual & semi-annual performance appraisals
- Forecasting for budgets & capital projects
- Managing unit rent-abilities (preventative maintenance) schedule, quality and reporting
- Writing budgets
- Producing productivity reports & KPI’s (Key performance indicators) to measure teams productivity & success
- Corrective action, as necessary
- Business plans
- Standard operating procedures
- Train safety requirements and manage all documentation
- Data collection, present and manage capital budgets
- Permits & County approvals
- Hold weekly to bi-weekly 1-1 meetings with all direct reports
- Hold timely team meetings with all departments
- Employee recognition events
- Proficiency in Microsoft Word, Excel, Office and Outlook Programs is essential. Strong working knowledge of Microsoft PowerPoint & Project; database and/or CRM systems; work-order & billing software systems would be a definite advantage.
- Strong working knowledge of the maintenance or related management systems; Guestware or Maintenance Connection
- Excellent working knowledge and ability to train others is desired
- Due to the sensitive nature of this position, a criminal background check will be conducted after position is accepted. This background check will be done in accordance with standards enacted under the Fair Credit Reporting Act.
- It is important to understand that this position will require varied working hours that may include evenings, weekends, early mornings and many possible long days.
- Reasonable fitness is required in order to move about the property and individual lodges/units easily during all weather conditions.
- Must have accurate vision
- Must be able to lift and carry items up to 50 lbs.
- Be able to walk, crawl, climb in confined spaces
- Work at a desk for extended periods
- Must have a valid US Driver’s license
- College degree required. Graduate degree preferred.
- Proven, validated experience/performance at a senior management level in maintenance organizations in varying business volumes in a high alpine environment strongly desired.
- Proven hands-on management experience, skills and ability to train personnel across the full spectrum of maintenance and property management activities including: association maintenance, accounting supervision, project management, all general in-unit and common area repairs, appliance repair, hot tub operation & maintenance, locksmithing and landscaping desired.
- Ability to multitask, managing several large projects including close attention to the operations teams and functions on a daily basis
